LCR have formed the Mayfield Partnership with Manchester City Council and Transport for Greater Manchester to deliver the regeneration of the Mayfield quarter. Mayfield is a 24 acre site that will extend Manchester city centre, which benefits from exceptional connectivity being adjacent to:
•the Mancunian Way,
•Network Rail’s proposed new Northern Hub (scheduled to complete in 2018), and
•the anticipated HS2 Manchester terminal.
The partnership’s vision is for Mayfield to become a distinctive new urban quarter that will define a key gateway for central Manchester, enhancing the quality city centre environment. A Strategic Regeneration Framework (SRF) has been produced which explains how the partnership’s vision will be realised, provides non-statutory planning policy guidance, and forms the first phase of the wider regeneration of the Piccadilly Central area, including the proposed HS2 terminal. The SRF was endorsed by Manchester City Council in January 2014.

The SRF defines Mayfield as a distinctive new quarter that will provide a key gateway into Manchester. It envisages a mixed use development which could deliver:
•750,000 sq ft of new Grade A office space
•up to 1,330 new homes
•350 hotel bedrooms
•retail, hospitality, entertainment, car parking
•a new city park centered along the River Medlock.
The Mayfield Partnership is currently working to identify an experienced private sector developer with whom to deliver this comprehensive development, and will be publishing a contract notice in the Official Journal of the European Union (OJEU) in September.
