Chobham Farm

LCR owns the freehold of 10 acres of land immediately adjacent to Westfield Stratford City, the Athlete’s Village, and the Chobham Academy. Stratford International and Stratford Regional stations are within easy reach, as are the Maryland and Stratford Crossrail stations due to open in 2018. It is one of the important areas highlighted for redevelopment in the London Borough of Newham’s Stratford Metropolitan Masterplan, with the potential to integrate the existing communities of Stratford New Town with new post-Olympic neighbourhoods.

LCR worked with East Thames Group to promote a new family neighbourhood on the site designed by architects Pollard Thomas Edwards. The high-quality development will deliver around 1,000 homes, together with attractive new parks, squares and open space for local communities to enjoy. The scheme will also provide community spaces, opportunities for local businesses, and shops. Its sustainability is addressed in terms of mix, integration and energy, with connection to the Olympic Park District Energy Scheme (OPDES) envisaged, in addition to on site PV and extensive SUDS measures.

A hybrid planning application for 1,036 homes, and up 8,000 sqm of commercial and community space, was unanimously approved by the London Legacy Planning Committee on 23 July 2013. The combination of home zone streets of houses with relatively modest five to eight storey apartment blocks around a new park, provides over 40% family homes. All parking (except for wheelchair users) is accommodated in undercrofts that exploit existing level changes on the site. The new park landscape at the heart of the proposals provides play space for all age groups, with all the new homes entered directly from the public realm.

The first phase of 173 homes, representing a mix of private sales and affordable tenures and 1,162 sqm of commercial space, is currently under construction by East Thames Group.  The second phase of the development, the delivery of over 400 homes on 5.5 acres of the site, is being taken forward by Telford Homes plc and Notting Hill Housing Group.  The latter phases of the scheme will be brought forward over a number of years dependent on market demand and land availability.
